Our building design service establishes the foundation for every project. We begin by developing a clear understanding of the project brief, site conditions, client requirements, lifestyle, budget and the opportunities and constraints presented by the property

For projects in Victoria, consideration is given to the relevant planning requirements, site orientation, neighbourhood context, existing conditions and other factors that may influence the design and approval process. These considerations inform a site-responsive design that balances functionality, sustainability, buildability and architectural character.

Through concept design, schematic planning, design development and threedimensional modelling, the proposal is progressively refined to clearly communicate the spatial planning, built form, material expression and relationship between internal and external spaces. The design is developed collaboratively with the client and, where required, coordinated with relevant consultants as the project progresses towards planning and building approval.

Following approval of the developed design, we prepare a coordinated set of architectural documentation to translate the design intent into clear and accurate information suitable for approvals, consultant coordination, construction pricing and project delivery.

Depending on the project scope, documentation may include site plans, floor plans, demolition plans, elevations, sections, roof plans, electrical layouts, door and window schedules, material schedules, construction details and relevant statutory and construction notes.

Documentation is prepared with consideration of the National Construction Code (NCC), applicable Victorian building regulations and relevant Australian Standards, as required for the particular project.

We also coordinate architectural information with structural engineers, energy assessors, civil engineers, building surveyors and other appointed consultants to assist in developing a consistent and coordinated documentation package for building permit and construction purposes.

Our interior design service extends the architectural concept into the internal environment, creating spaces that are functional, cohesive and considered as part of the overall design.

Working closely with our clients, we develop internal layouts and detailed design solutions for kitchens, bathrooms, laundries, wardrobes, joinery, fireplaces, feature elements and other project-specific areas. Material palettes, colours, fixtures, fittings and finishes are carefully considered to create consistency between the architecture and interior spaces.

Where required, selections are documented through detailed drawings, schedules and specifications to assist with builder pricing, procurement and construction. Interior documentation can also be coordinated with relevant consultants, suppliers and trades to help ensure the design intent is clearly communicated through to project delivery.

Planning requirements in Victoria can vary considerably depending on the municipality, planning zone, overlays, site characteristics and nature of the proposed development. We prepare the architectural drawings and supporting design documentation required for town planning applications, with consideration of the applicable Victorian Planning Scheme provisions, local planning requirements and the surrounding site context.

Depending on the project, this may include site analysis, design response plans, floor plans, elevations, shadow diagrams, overlooking diagrams, material schedules and other supporting architectural information.

Where a town planner or other specialist consultant is appointed, we work collaboratively with them throughout the planning process. We also assist with design responses to council feedback and Requests for Further Information (RFIs), and prepare necessary drawing amendments to support an efficient and well-coordinated pathway towards planning approval.
